Buyers don’t buy a house based on the number of bedrooms or bathrooms it has, or based on how much square footage it has—those are features they use to eliminate houses that don’t work for them.

They make judgments when they’re looking at photos online, determining whether a house is too small, whether it has the right floor plan, whether they can imagine their furniture in that space, and whether it needs a major remodel or not.
Listing agents can make the single biggest impact on your home sale’s success by staging your house. When it’s done right, it can highlight your home’s best features; you can make sure that the buyer is looking at your house, rather than the treasures you’ve collected there. Most of all, it allows a buyer to envision themselves, their friends, and their family enjoying that house.

Digital staging is something we use for empty homes, and it involves using technology to add virtual furniture to the home’s online photos. We often do this for builder clients and for sellers who have moved away from the home.
Here’s an interesting thing that we’ve figured out in our market: We often sell homes that are left in an estate. We’ve learned that by removing out-of-date, unfashionable furniture and replacing it digitally with furniture of a current style, it makes the entire house seem more up to date. Digital renovations are perfect because they can show how a remodel can transform a house without the client having to spend the money.
I’m an artist by training, and those of us who have very vivid imaginations think that everyone sees what we see and that we all have the same mind’s eye, but remember: 85% of people can’t imagine something they can’t see.
