LOCATION
Escondido Golf & Lake Club is in the heart of the Texas Hill Country, located in Horseshoe Bay and approximately 45 minutes northwest of Austin, and approximately one and a half hours north of San Antonio. Escondido features a marina, which permits direct access to Lake LBJ, which is approximately 22 miles long and is one of the largest constant level lakes in the United States.

 

THE COMMUNITY
Escondido provides a private club lifestyle with its award-winning Tom Fazio golf course and luxury lakeside living. The community is carefully maintained by architectural guidelines that reflect a refined Tuscan style and preserve the grandeur of the native landscape. As a private residential golf preserve, Escondido is situated on rolling grassland shaded by grandfather oaks and surrounded by dramatic granite outcroppings, native wildflowers and spectacular lake front views. It is an inspiring Hill Country landscape where approximately 221 Estate home sites, 71 Golf Casitas, 63 Villas, and 37 Escondido Lago home sites, make up Texas’ preeminent Hill Country community. Escondido is planned to have 560 total memberships to ensure the club is vibrant and alive, yet never crowded.

Equity Club for Members, current membership valued at $125,000
Escondido Club assets are debt free and member owned.
Monthly Dues for Golf Members are $1,550 and $675 for Social Members for 2016
Annual HOA dues for Estate & Villa lots are $1,040, Lago lots are $1,350, undeveloped Casita lots are $1,530 and developed Casita lots are $2,430.

Non-Resident Restricted Membership

  • All memberships in this category must be referred by a current Member and approved by the Membership Committee.
  • Total Membership Contribution: $125,000
  • Initial Deposit: $25,000
  • Purchaser will obligated to the following deferred membership payment:
    $50,000 due January 2016
    $25,000 due January 2017
    $25,000 due on the third year anniversary of the purchase of the membership

 

The Club may suspend the Membership privileges or expel any Member who is delinquent in payment of any membership fees. Suspension does not terminate a Membership, and a suspended Member shall continue to be liable for all Membership Fees accruing during the period of suspension. Upon expulsion of a Member, the expelled Member’s Membership shall be deemed resigned and the club shall retain all membership payments.

Restricted Non-Resident Memberships are not equity memberships until total membership contribution is paid in full.

Restricted Non-Resident Restricted Memberships are non-voting with regard to all matters for which any members have voting rights.

Monthly dues will begin once the application is approved by the Membership Committee and the Membership. (14 days after the initial application is submitted) These dues will be based on 2016 dues at $1,550 Golf dues and $675 Social dues per month.

Non-Resident Restricted Memberships would be required to pay any capital assessment already scheduled. If a new capital assessment is approved the Non-Resident Restricted Member would be required to pay.

Non-Resident Restricted Memberships include vertical family privileges when total membership contribution is paid in full (adult children and parents)

The Non-Resident Restricted Membership will adhere to the Escondido Membership Plan.

 

 

Non-Resident Membership

  • All memberships in this category must be nominated by a current member and approved by the Escondido Membership Committee
  • Total Membership Contribution: $125,000
  • Non-Resident Memberships are equity memberships.
  • Non-Resident Memberships have voting rights on all matters.
  • Monthly dues will begin once the application is approved by the Escondido Membership Committee and Escondido Members. (14 days after the initial application is submitted).
  • Dues will be based on 2016 dues at $1,550 Golf dues and $675 Social dues per month /paid monthly.
  • Non-Resident Memberships would be required to pay any capital assessment already scheduled. If a new capital assessment is approved the Non-Resident Member would be required to pay.
  • Non-Resident Memberships includes vertical family privileges.
  • The Non-Resident Membership will adhere to the Escondido Membership Plan.
  • The Non-Resident Membership is subject to all club rules and regulations.

Resident Membership

  • A Property owner in Escondido or Lago Escondido.
  • Resident Memberships have voting rights.
  • Monthly dues will begin upon closing on property.
  • Resident Memberships will be required to pay any capital assessment already scheduled. If a new capital assessment is approved, the Resident Membership would be required to pay.
  • Resident Memberships include vertical family privileges (adult and children).
  • The Resident Membership will adhere to the Escondido Membership Plan.
  • The Resident Membership is subject to all club rules and regulations.

POLICIES AND PROCEDURES FOR BUILDING WITHIN ESCONDIDO GOLF & LAKE CLUB

The Escondido Design Review Committee is dedicated to maintaining the architectural integrity and vision for Escondido Golf & Lake Club.

Our Escondido Design Guidelines include a well-defined review and approval process. The review takes place in three steps: Preliminary Design Review, Final Design Review and Construction Monitoring. We are committed to working with each property owner, and his or her architect and builder, in a responsive and respectful manner.

Our guidelines call for Committee approval of architects and builders, and we can provide you a list of those who have already been approved. If you have a preferred architect or builder that has not been approved, we will be more than glad to review their credentials. Please note that no builder has a preferred status or exclusive rights for building homes at Escondido, including casita, villa and estate homes.

 

 

IF YOU ARE CONSIDERING BUILDING A HOME AT ESCONDIDO IN THE NEAR FUTURE, HERE ARE SOME HELPFUL TIPS ON HOW TO MOVE YOUR PROJECT THOUGH THE REVIEW AND APPROVAL PHASE:

1. Select your architect and/or builder; check to see if they are included on the EDRC approved builder list. If not, submit their credentials to the Committee to request that they be considered for approval. (Note: The City of Horseshoe Bay will also require that your builder be approved by the city.)

2. Request a copy of the Escondido Design Guidelines to share with your architect and builder. This will help them in the design of your home and expedite the approval process. The guidelines and approval forms are available electronically upon request.

3. A fee of $2,000 (or $4,000 for a combined lot) will be due to the EDRC on commencement of the design and review process. The fee will go toward paying for professional architectural and landscaping review as well as construction monitoring.

4. Submit your preliminary design to the committee for review per the guidelines. Doing this prior to the architect completing the final detailed plan should save you time and money.

5. Submit your final plans to the committee for review and approval. This is required before you can obtain approval from the City of Horseshoe Bay.

6. A deposit of $10,000 will be required upon commencement of construction to cover any clean-up costs incurred by the HOA in enforcing requirements. Any balance remaining will be refunded upon construction completion. (See more details in the guidelines on construction site management.)
